Terms of Service
Last updated 13 October 2026
These terms govern your use of Homebookin. By creating an account, booking a stay or listing a property, you agree to them.
What Homebookin is
Homebookin is a marketplace that connects people who have a place to rent (“hosts”) with people looking for a short stay (“guests”). The stay itself is a contract between the host and the guest. Homebookin is not a party to it and is not a property agent, insurer or broker.
Your account
- You must give accurate information and keep it up to date.
- You are responsible for activity under your account; keep your password private.
- You must be at least 13 to hold an account and at least 18 to host.
- One person, one account, unless we agree otherwise in writing.
Hosting
- You may only list a property you own or are authorised to rent out, and you must be able to prove it — every listing is reviewed and its papers checked before it goes live.
- Host accounts must pass identity verification (KYC) before publishing.
- Your listing must be accurate: location, capacity, condition, price and rules.
- You must honour confirmed bookings at the price shown, and follow your stated cancellation policy.
- You are responsible for your own tax, licensing and legal obligations as a host.
Booking a stay
- A booking request becomes a confirmed reservation when the host accepts it (or instantly, where the listing allows).
- The price shown at checkout — nightly rate, cleaning fee and any other fees — is what you agree to pay.
- Cancellations and refunds follow the policy shown on the listing at the time you booked.
- Treat the property with care and follow the house rules. You are responsible for damage you or your guests cause.
Payments
Payment handling is being rolled out. Where a payment provider is not yet integrated, a host may arrange payment directly; the booking record and price on Homebookin still govern what is owed. Host payouts, once enabled, are net of Homebookin’s service fee, which is shown before you confirm.
Acceptable use
- No fraud, misrepresentation, or listings for property you cannot lawfully rent.
- No harassment, discrimination, or unsafe behaviour toward hosts or guests.
- Keep communication and payment on Homebookin where the feature exists; do not solicit users off-platform to avoid fees or checks.
- Do not scrape, overload, or attempt to break the service.
We may suspend or remove accounts and listings that break these terms or our Community Standards, and we may report unlawful activity to the authorities.
Content you upload
You keep ownership of the photos, descriptions and reviews you post, and you grant Homebookin a licence to host and display them for the purpose of operating and promoting the marketplace. You are responsible for having the rights to what you upload.
Ending your account
You can delete your account at any time in the app (Account settings → Login & security → Delete account) or on the website’s Account page. You first need to cancel or complete any upcoming trips or hosted stays and be paid any earnings you are owed. Deleting your account takes your listings down and erases your personal details; records of past bookings, reviews and messages remain in anonymised form, as explained in our Privacy Policy. We may also suspend or close accounts that break these terms.
Liability
Homebookin provides the platform “as is”. To the extent the law allows, we are not liable for the acts or omissions of a host or guest, the condition or safety of a property, or losses arising from a stay. Nothing in these terms limits liability that cannot be limited by law.
Changes and contact
We may update these terms; material changes will be notified in the app or by email before they take effect. Questions: support@homebookin.com. See also our Privacy Policy.
